Invest in London Real Estate: Sparta Capital Properties
Consulco Real Estate is delighted to present the latest in its highly successful series of real estate funds, Sparta Capital Properties, which invests in central London commercial properties that are located close to London’s new Crossrail underground line, due to open next year.
The company’s Director, David King, believes that, now more than ever, it is the right time to follow Consulco’s tried and tested investment strategy of prioritising commercial over residential assets, as a reliable investment resilient to political and economic influences.
Sparta Capital focuses on areas that are tourist destinations or busy commercial hubs, where usually the ground floor units are – or will be – let as retail shops and restaurants/bars, offering a steady and significant level of rental income. Where possible, the aim is to maximise potential by converting upper floors to office or residential units, adding value through extension, reconfiguration and refurbishing to a high standard.
Using these guiding investment principles, we have targeted attractive locations in Farringdon, Soho, Camden and trendy East London. Not only are these historically busy areas with huge draws for tourists and businesses, but they will also host new Crossrail stations, bringing even more visitors to these parts of the capital. Crossrail is Europe’s biggest infrastructure project and will transform London’s public transport system by massively increasing efficiency and capacity.
Farringdon is a particularly exciting location. Once Crossrail opens, it will provide direct access to Heathrow, Gatwick and London Luton airports. In addition, the City Corporation is promoting the ‘Culture Mile’, taking in additional assets like The Barbican as well as new ventures, such as a relocated and expanded Museum of London and a new symphony hall.
We therefore expect that the value of Sparta Capital’s assets is secure and will grow over time.
